Vermillion was a challenging site as it had limited frontage and access to a main highway and was served by Keller schools rather than the better known Carroll schools that serves the majority of the affluent suburb of Southlake. Using the highway frontage, Wilbow devised a site plan and zoning that buffered the residential with professional offices that were constructed in compatible residential-looking architecture. These offices sites were sold to local builders who did build-to-suit for doctors and dentists. Behind this single-building-deep office park, one-acre home sites were platted and sold to Stonebrook Builders. Stonebrook marketed their homes to Realtors who typically sold homes in Keller to families familiar with Keller schools. The project was successfully marketed as a prestigious move-up neighborhood for Keller homebuyers.

This community consists of 14 one-acre estates on a quiet cul-de-sac with direct trail connection to Royal and Annie Smith City Park in Southlake, Texas. Homes were carefully sited around large native oaks. As the property fronts onto Southlake Boulevard, FM 1709, the valuable frontage was developed by local builders for office condominiums. Four garden-style buildings totaling some 30,400 square feet were constructed and typically house physicians.
